3. GENERAL CONDITIONS
3.1- Herein, the seller agrees to sell the property emphasized above, and the buyer agrees to pay …………………………………… for the property. This amount of money is settled by both parties and also with this contract both parties agree that Real Estate Agency completed his intermediation duty.
3-2- The buyer has paid the price of ...................................... as a down payment to the seller, and this down payment will be deducted from the total amount. The remaining amount will be paid as explained in the terms in article 8 below.
4. CANCELATION
4.1- If the buyer refuses to buy the real estate after the signature of this contract, the amount emphasized in article 3.2 will not be paid back to the buyer.
4.2- If the seller refuses to sell, twice the amount emphasized in article 3.2 will be paid to the buyer by the seller.
5. COMMISSION
5.1- Hereby, the buyer and the seller has accepted and committed to pay the brokerage fee of 4%(+%18 Value Added Tax) of the sales price to the real estate broker acting as an intermediary in this contract until the end of the title deed. Commission and the Value Added Tax will be paid by both parties equally unless the payment is not specified otherwise.
5.2- If the seller refuses to sell the real estate after the signing of this contract or if the buyer refuses to buy; The party who cancelled agrees and undertakes to pay the entire commission fee, which will be paid by itself and the other party, to the Real Estate Agent at the time of cancelation.
6. FEES OR EXPENSES

7. APPLICABLE LAW
This contract has been signed between the seller, the buyer and the real estate broker, with the special conditions stated above and below, and it is accepted that Antalya courts, mediation centers and enforcement offices are authorized in case of disputes that may arise.
8. SPECIAL CONDITIONS
8.1- The seller will make the contracted goods free of taxes, fees, penalties and all kinds of obstacles have to be solved until the time of sale. Otherwise, the costs incurred will be compensated by the seller.
8.2- The unpaid part of the contracted amount of money will be paid by the buyer to the seller in cash or to be transferred to the specified bank account until transactions. Otherwise, it is obliged to compensate the costs that may arise by the buyer.
8.3- At the request of the parties, the amount specified in the contract can also be deposited to the real estate broker.(…./…./……)
