Dolay\u0131s\u0131yla hem T\u00fcrk vatanda\u015flar\u0131 hem de T\u00fcrkiye\u2019de ta\u015f\u0131nmaz sahibi olan yabanc\u0131lar bu vergiye tabidir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Vergi sorumlulu\u011fu, ta\u015f\u0131nmaz\u0131n sat\u0131n al\u0131nd\u0131\u011f\u0131 y\u0131l\u0131 takip eden y\u0131l ba\u015flar. \u00d6rne\u011fin 2024 y\u0131l\u0131nda gayrimenkul sat\u0131n alan biri, ilk vergisini 2025 y\u0131l\u0131nda \u00f6demeye ba\u015flar.<\/span><\/p>\n<h2><b>Gayrimenkul Vergi Hesaplama: 2025 Oranlar\u0131 Nelerdir?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">2025 y\u0131l\u0131 itibar\u0131yla gayrimenkul vergi hesaplama, ta\u015f\u0131nmaz\u0131n t\u00fcr\u00fcne ve bulundu\u011fu b\u00f6lgeye g\u00f6re de\u011fi\u015fmektedir. Tapu m\u00fcd\u00fcrl\u00fckleri, bu belge olmadan sat\u0131\u015f i\u015flemini tamamlamaz.<\/span><\/p>\n<h2><b>Gayrimenkul Vergi Muafiyeti Hangi Durumlarda Ge\u00e7erlidir?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">2025 y\u0131l\u0131nda T\u00fcrkiye&#8217;de baz\u0131 ki\u015filer i\u00e7in gayrimenkul vergi muafiyeti uygulanmaktad\u0131r. \u00d6zellikle emekliler, engelliler, gaziler ve dul yetimler belirli \u015fartlar\u0131 sa\u011flad\u0131klar\u0131nda emlak vergisinden muaft\u0131r. Muafiyet yaln\u0131zca tek konut i\u00e7in ge\u00e7erlidir ve bu konutta fiilen ikamet edilmesi gerekir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Yeni in\u015fa edilen konutlarda ise ilk y\u0131l i\u00e7in vergi al\u0131nmaz. Vergi muafiyetinden yararlanmak i\u00e7in belediyeye dilek\u00e7e ile ba\u015fvuru yap\u0131lmas\u0131 gerekmektedir.<\/span><\/p>\n<h2><b>Yabanc\u0131 Yat\u0131r\u0131mc\u0131lar i\u00e7in Emlak Vergisi Rehberi<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">T\u00fcrkiye\u2019de gayrimenkul sat\u0131n alan yabanc\u0131 yat\u0131r\u0131mc\u0131lar da yerli vatanda\u015flarla ayn\u0131 \u015fekilde vergi y\u00fck\u00fcml\u00fcl\u00fc\u011f\u00fcne sahiptir. Tapu kayd\u0131 yabanc\u0131 ki\u015fi ad\u0131na yap\u0131lm\u0131\u015fsa, m\u00fckellef do\u011frudan o ki\u015fidir. T\u00fcrkiye&#8217;de ta\u015f\u0131nmaz edinen yabanc\u0131lar\u0131n emlak vergisini her y\u0131l d\u00fczenli olarak \u00f6demesi gerekir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Gayrimenkul\u00fcn de\u011feri ve bulundu\u011fu belediye s\u0131n\u0131rlar\u0131, vergi miktar\u0131n\u0131 do\u011frudan etkiler. \u00d6rne\u011fin Antalya gibi b\u00fcy\u00fck\u015fehir stat\u00fcs\u00fcnde olan bir \u015fehirde vergi oranlar\u0131 daha y\u00fcksektir. Ayr\u0131ca yabanc\u0131lar da &#8220;vergi borcu yoktur&#8221; yaz\u0131s\u0131 olmadan ta\u015f\u0131nmaz\u0131 satamaz. Ta\u015f\u0131nmaz\u0131 olan herkes bu d\u00f6nemlerde \u00f6deme yapmakla y\u00fck\u00fcml\u00fcd\u00fcr. \u00d6deme yap\u0131lmamas\u0131 durumunda gecikme faizi uygulan\u0131r.<\/span><\/p>\n<h2><b>Gayrimenkul Sat\u0131\u015f\u0131nda Vergi Borcu ve Sorumluluklar<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Bir ta\u015f\u0131nmaz sat\u0131lmadan \u00f6nce, ilgili gayrimenkul\u00fcn ge\u00e7mi\u015fe d\u00f6n\u00fck t\u00fcm vergi bor\u00e7lar\u0131n\u0131n kapat\u0131lmas\u0131 gerekir. Tapu devri i\u015flemleri s\u0131ras\u0131nda \u201cgayrimenkul vergi borcu yoktur yaz\u0131s\u0131\u201d talep edilir. Ancak Antalya, b\u00fcy\u00fck\u015fehir belediyesi s\u0131n\u0131rlar\u0131nda oldu\u011fu i\u00e7in burada al\u0131nan gayrimenkuller i\u00e7in emlak vergisi oranlar\u0131na dikkat edilmelidir.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ayr\u0131ca b\u00f6lgede s\u0131k s\u0131k imar d\u00fczenlemeleri yap\u0131lmakta oldu\u011fundan, sat\u0131n al\u0131nacak gayrimenkul\u00fcn belediyedeki g\u00fcncel kay\u0131tlar\u0131 da incelenmelidir.\u00a0<\/span><\/p>\n<h2><b>Gayrimenkul Vergi Beyannamesi Nas\u0131l Verilir?<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">T\u00fcrkiye\u2019de emlak vergisi beyannamesi, ta\u015f\u0131nmaz ediniminden sonraki y\u0131l\u0131n ilk aylar\u0131nda ilgili belediyeye verilir. Bu beyanname ile gayrimenkul\u00fcn t\u00fcr\u00fc, de\u011feri ve konumu bildirilir.
